Check-in and out times

Check-in: from 3pm to 7pm
Check-out: within 10am

*Early check-in or late check-outs are possible upon request and subject to availability.

Booking confirmation

To confirm the booking we have a 30% deposit on the total of the holiday.The dates are secured as soon as we get the bank transfer.

Anyway, when you finalise the online booking, the room is blocked and kept "on hold" for you  for the following 4 days, the time for the transfer to arrive. After that,in case we don't receive the deposit, the room will go back to "available".

Balance and extras

Balance: preferably via online bank transfer in the first days of your stay. (Otherwise cash or cards)
Extras (wines or other): the day of the check-out. We accept cash or debit/credit cards.

Cancellation policy

(July + August + italian public holidays + Easter holidays):
- Cancellations communicated at least 14 days in advance of check-in: the entire deposit can be used within 18 months as a deposit on a new booking (voucher).
- cancellations with less than 14 days of notice, or in case of now-show, the deposit will be lost.

2) "low season":
- Cancellations communicated at least 72 hours in advance of check-in: the entire deposit can be used within 18 months as a deposit on a new booking (voucher).
- cancellations with less than 14 days of notice, or in case of now-show, the deposit will be lost.

In all cases of cancellation, if we manage to "resell" your canceled room to a new customer, you will be notified and we will be happy to give your deposit back.

Early departure

In case of early departure with respect to the booked dates we will evaluate the reasons together but, given the low number of rooms we have at our farmhouse, we reserve the right to charge:

A) for low season: The nights you stayed plus one extra night on a half-board basis

B) high season: the nights you stayed plus 3 nights in half board basis

Change of dates

If you need to change the dates of your booking there are no fees.

The new dates are upon availability and with the seasonal prices of the new dates requested.

Cancellations in the event of force majeure events due to covid-19:

In case of impossibility, by express provision of the authority, to move from your region or to enter our region of Umbria on the day scheduled for your check-in (or for subjects in imposed or fiduciary quarantine) the deposit paid will be transformed into a voucher to book a future date with no limitation..
